Leadership in Energy and Environmental Design is an internationally recognized Green Building rating system Council, 2012. When considering the projects located in Sri Lanka, the rating system which is normally followed is GreenSL® Rating System for Built Environment. And the awarding body of this system is called GBCSL (Green Building Council, 2010). There for this report is limited to the GBCSL rating system.

This report is structured on how to obatain a GBCSL Platinum rating for the proposed juice factory in southern province of Sri Lanka. By considering the current design and other various aspects of the proposed project, some of the key clauses of GBCSL rating system will be choosen to mainly focus on and achieve the target.

Key concerns given in the task are,

Site extent is approximately ten acres and faces a river

Use 100% bio gas for the operation

Minimum disturbance to the existing ecology

Waste water treatement and solid waste management

Completely hygenic environment

Project location is selected using the Google map and all the project description details are assumptions. Other additional assumptions are clearly mentioned in the relevant areas where they are used.

Project name : Martz Fruit Juice Manufacturers Private Limited.

Client : Dubai Investments LLC.

Contractor : TUDAWE Brothers Private Limited.

Consultant : Calgary Project Consultants.

Green Consultants : Green Technologies FZCO.

Location : Project site is located,

In southern province of Sri Lanka

Along with the coast of Polwatta Ganga and 30meters away from it

300meters away from Kapuwatha Bus stop

380meters away from the Koledanda bus stop

410 meters away from kapuwatha Road

1.2 kilometers away from the nearest Paddy field

60 meters away from the nearest wetlands

Site test details : It is assumed that the project site is partially a green field. And a portion of the site is found as a previously developed land. Significant amount of asbestos contaminations also found at site.

Design details : Total Site area- 40,000 m2

Total Building area - 15,000 m2

Internal Roads and paving area -2500 m2

Parking area - 2500 m2

Native plantation area - 20,000 m2

Total building roof will be vegetated

Sustainable Sites

1.1 Site Selection

Objective : To make sure that a project is not being developed in an inappropriate site and to avoid the impact of environment on it.

Status : Achieved

Attainment : As per the project description, current location of the project is fulfilling the following requirements

Minimum 15 meters away from any water bodies.

Minimum 30 meters away from any wetlands.

Not to be located on a farm land, a public parkland or a land 5ft above the 100 year old flood elevation

Site should not be a habitat of any endangered species reason.

Points : Five

1.2 Development density and community connectivity

Objective : Rather than making a new infrastructure service, use the existing infrastructure of nearby urban area and protect Greenfield.

Status : Achieved

Attainment : Provide two pedestrian crossings and a foot -bridge within the 1/2mile radius.

Assume that the average density of the residential area is 10units/acre within the ½mile radius.

The site vicinity plan below shows the residential developments and all the community service locations within the ½ mile radius of the site.

1.3 Brownfield Redevelopment

Objective : To make a development in an already damaged or contaminated site.

Status : TBA

Attainment : Site test result shows that part of the site is contaminated by asbestos. Following remediation steps must be taken prior to start the construction.

Remediation plan must be prepared.

Asbestos superfund areas must be cleaned up according to the above prepared plan

Onsite monitoring of the remediation plan

Ensure all actions are completed before the habitation

1.4 Alternative Transportation

Objective : To use the public transportation rather than implementing a new source.

To provide parking facilities to the internal staff

Status : Achieved

Attainment : As mentioned in the site location details, there are two bus stops within the 1/4mile radius from the site.

Key plan shows that the project includes 200 car parking slots and 20 Truck parking slots.

Those two facilities meet the LEED requirements for this particular credit.

Additionally, provide 150 (which are 5% of the total number of workers) secure bike racks and changing facilities.

1.5 Reduce Site Disturbance

1.5.1 Protect or Restore Habitat

Objective : To promote biodiversity at site by restoring native vegetation up to 50% of the site

Status : Achieved

Attainment : As mentioned in the project details, 15000 m2 (50% of the total site except the building footprint) of native plantation will be restored.

Development Footprint

Objective : To keep an open space of 20% of the total site area.

Status : Achieved

Attainment : Vegetated roof area can be considered as an open space which will be the total building roof area (15,000 m2 or around 37% of the total site) as mentioned in the project natures.

1.6 Storm Water Design Quantity Control 1

Objective : To manage storm water discharge

Status : Achieved

Attainment : This project contains vegetated roof and swales to an enough scale. This will naturally reduce the imperviousness of the storm water.

In addition to that, existing imperviousness will be measured and proper design will be made at the pre development stage to reduce the current quantity by 25% at the post development stage.

1.7 Storm Water Design Quantity Control 2

Objective : As other aspects of this credit are already achieved in the previous clause, intention of this clause is to capture the 90% of storm water runoff.

Status : TBA

Attainment : The annual rainfall in the south west of Sri Lanka is 2540mm to 5080mm (Sri Lanka, The Land). So the storm water design has to be made accordingly to catch 90% of the storm water.

1.8 Heat Island Effect, Non-Roof

Objective : To reduce impact of heat islands affects.

Status : TBA

Attainment : Provide roof to complete parking area

1.9 Heat Island Effect, Roof

Objective : To reduce impact of heat islands affects.

Attainment : Complete roof area of the building is already covered with vegetation.

Provide all the paving material with SRI29 or higher

Objective : Exterior and Interior Lighting

To optimize the power density of exterior lighting

To minimize the light trespass

Attainment : Use motion detectors so the exterior lighting will be used when it is exactly needed.(Light pollution)

Keep the lights illuminated directly towards the ground(Light pollution)

Use low energy conserving lights like LED.

Set timers to switch off all internal emergency lights during non-working hours

Water Efficiency

All the sub clauses in this clause are merged together and implementation solutions provided.

Objective : To reduce or eliminate potable water consumption

To create a water efficient air conditioning system

To treat waste water and reduce the overall water usage

Status : Achieved

Attainment : It is assumed that the project has already implemented a waste water treatment and solid waste management system to whole process as mentioned in the task.


Rain water collection and usage must be maximized.

Maximize the use of waste water for Landscaping through the process of water treatment

Recycle and reuse the potable water

Energy & Atmosphere

It is assumed that all required prerequisites are already achieved.

3.1 Optimize Energy Performance

Objective : To bring the total energy usage to an optimized level and reduce the economic and environmental impacts.

Status : TBA

Attainment : Low building footprint is already achieved as it is less than 50% of the total site area

100% use of Bio gas will reduce the demand for energy from other sources

Use sensor based technology in lighting and air conditioning system

Improve the design to use the natural lighting and ventilation

3.2 Renewable Energy & Green Power

These two clauses are merged together as they have the same source of achievement in this project.

Objective : To increase the use of onsite renewable energy for the operations

Status : Achieved

Attainment : This factory will be operating under 100% Bio gas

Use fruit wastages to produce Bio gas

Additionally, Solar panels will be used to gain extra energy

3.3 Additional Commissioning

Objective : To start the commissioning process earlier with the design process

To ensure that equipment operators have enough knowledge in operating the equipment

To cut down the operational cost

Attainment : Develop a user's manual by identifying the requirements to train all the staff and operators

Review and monitor the energy usage for 8 to 10 months throughout the operational period

3.4 Ozone Depletion

Objective : To reduce the ozone depletion by eliminate the causes

Attainment : Use fire suppression method which does not contain any ozone depletion substances

3.5 Measurement and verifications

Objective : To measure and monitor the energy consumption and develop a plan

Status : TBA

Attainment : For a period of 12 months or higher, verify the means of energy consumption to measure it and produce a rectification plan

Objective : To measure and monitor the energy consumption and develop a plan

4.1 Outdoor Air Delivery Monitoring & Increased Ventilation

Objective : To provide enough fresh air to maintain a good level of occupant comfort

Status : TBA

Attainment : A typical mechanical ventilation system can cost a higher amount of energy and resource. And also it may not be efficient in providing enough amount of fresh air at a certain time or place.

To overcome these problems,

CO2 and outdoor airflow monitors must be installed

Ventilation system must be automated by sensors. And this system should act according to the alarm of airflow monitors.

4.2 Low Emitting Materials

Paints & Coatings, Carpet Systems, Composite Wood and Agri fiber Products

Objective : To provide a comfortable environment to the occupants by lowering the air contamination level

Attainment : Assume that only low emitting materials will be used in this project.

For example: Anti rust paints, Plywood with no added Urea Formaldehyde Resins

4.3 Indoor chemical and pollutant source control

Objective : To keep the indoor area from hazardous chemical pollutants

Provide high caliber exhaust system to warehouse

Install 6 feet long entryway system to the processing area

4.4 Controllability of systems

Lighting and Comfort Controls are combined.

Objective : To improve the controllability of lighting and thermal systems

Attainment : Provide remote control system or switches to warehouse and processing area.

4.5 Thermal Comfort Design & Verification

Objective : To improve the productivity of thermal comfort

To Monitor and calculate the thermal comfort level

Attainment : Ensure that the HVAC design has the ability to maintain the thermal conditions like air temperature, speed of air and humidity in a normal required level.

Propose a survey to study the satisfactory levels of occupants. And if the satisfactory level is less than 80%, make necessary arrangements to correct the system

4.6 Daylight and views

Objective : To achieve maximum usage of daylight

Status : TBA

Attainment : Maximize the use of glazed doors and windows to reception, offices, laboratory and cafeteria.

This will improve the daylight usage as well as the views

Conclusions& Recommendations

Making a green project can be a costly exercise. But when looking in to a futuristic long term economic and environmental view, it is the most convenient and valuable practice for the current generation as well as the future generation.

In this report,

Achieved = 40 points

Minimum requirement = 70 points

More to be achieved but not limited to = 30 points


The act of achieving points should be followed with effort as it is explained under every clause in the body of this report. And it will lead to the award of Green Building Platinum Rating for this project.

And also,

It is highly recommended to keep the green quality of this project from the beginning to the operational stages throughout the whole lifetime.

It is advised to have considerations on the clauses omitted in this report.
