  1. Background of study

Facilities management it is important for every building. This is to minimize the problems that can make a defect to the building and will indirectly affect the arrival of guests to stay at the hotel. Among facilities that must be well is in terms of maintenance, security, parking facilities and so on.

Facilities management conducting important business and implementation services, and other ways to contribute to a better performance. Facilities management considers more important and as more and more individuals and organizations involved, the attendant definitions and descriptions continue to rise. Facilities management function is broad and includes property management, finance, change, and human resources, in addition to maintenance services, domestic services, utilities supply, safety, security and health (Jusoff, 2008) .Facilities management described as a robust process to support key business operations and contribute to the achievement of the objectives and strategies of an organization to ensure that buildings, equipment, services, systems and effective labor. ( Hamilton dan Norizan Ahmad , 2001)

Hotel is the one of the attraction of the tourism industry. Usually, customers who want to stay in a hotel that usually have good expectations for the hotel before staying and easily be upset by unsatisfactory service. Basically, expectations from the guests such as the best in terms of services, the management at the hotel in case of defect happen to the building. Other than that, the parking space is more available to guests coming to the hotel. Unsatisfactory performance of such facilities can erode the reputation and pro¬tability of a hotel while it will reduced the pro¬t means fewer resources available for maintenance, which could result in a vicious circle. (Joseph H.K. Lai, 2012)

1.2 Problem Statements

Malaysia is a developing country and also one of the tourism destinations. There are also many places and tourist attractions in Malaysia. Hotel was established to provide accommodation for visitors whether local visitors and foreign tourists.

Among the problems faced by the hotel, which is damage to the building itself. This can cause the arrival of declining ratings. Usually the damage involves safety to guests who want to stay in the building. Some damage usually happens such as cracked, mossy walls and leaking. This problem is due to the hotel not such a good building maintenance.

The other problem that often occurs is the use of a lift. Elevator is important for every building, especially building. This is because the elevator will be used and to facilitate the movement of guests to one place to another place. Among the problems faced by the hotel is a problem in the elevator itself, time that could interfere with the movement of maintenance and others. These problems can cause disruption to the users and also slows their movement and especially during school holidays. This can cause resentment at the hotel because they had to wait too long to use your elevator to their rooms.

Normally, facilities management will involve the management of the car park where it would involve security in the area and also congestion when guests come with their own vehicles. If not set correctly, congestion can occur and indirectly this problem will involve congestion on the main road and the road nearby. Normally congestion in the parking lot is always the case, especially during the school holidays. This problem can also cause congestion outside the hotel if not managed properly. This problem occurs in both the hotel even different locations.

1.3 Aim

To make comparison of facilities management operation in two different location. One of the building is located in the middle of Kuantan town which is in the congestion area. Another of the buildings is located in the other is located near the perimeter Kuantan river.

1.4.1 To compare traffic system and to investigate the parking management of the hotel.

1.4.2 To compare the efficiency of passenger lift management and operation for the efficient operation hotel building.

1.5 Scopes of research

  1. Proposed Area

The proposed areas of the study are Pahang Darul Makmur. The area of the study was selected because the area is in the city and congestion area that can give an effect for parking management in the hotel area.

1.6 Research and Methodology

The goal of this study is to identify the problems that cause damage to the building, the problem of congestion in the parking lot at the hotel. The aim of this study is to identify how the facility management implemented in the building. This is due to poor management facility causing problems, especially to guests who wish to stay in the building. Usually the lack of planning in the design of the building and maintenance delays cause this problem occurs .In this study, only secondary data sources using the second source for this study. For secondary data, the method involves to find information through the mass media as an example of information and information from the article, journal, thesis and so on. This is because through this method, it can assist in the implementation of this report.

References are also important in conducting this study, literature reviews on journal, books, internet website and previous research. With the aid of references materials can also learn something theoretically about the data based on the delay table. Other than that, electronic media are also used as references in this research because this method is the most quickly and easily to find it.

In addition, reference is also important in conducting this study, literature review on journal, books, internet websites and previous research. Observation is a method that requires the brain power to resolve disputes arising under observation and indirectly in our thinking. Indirectly, through observation materials also provide more insight. With this method we can find out any information accurately. Through this method we can find out any information accurately.

1.8.1 Kuantan

The study area was carried out in Kuantan located within 3° 48' 0" N/103° 20' 0" E. Kuantan is the state capital of Pahang, Malaysia. The city is close to the South China Sea.The map of the study area is shown in Figure 1.1 and 1.2

1.9 Organization Chapter
